The HVAC systems at Waterfront Station is designed to provide heat and air-conditioning to the tenant suites through high pressure interior and exterior fans, two 350 ton water-cooled chillers and electronic heat rises. The building's interior air is filtered and mixed with a minimum of outside air in accordance with the Environmental Protection Agency standards. Tenants have the ability to adjust the temperature in their offices by adjusting the control knob on the the window units. Humidification is provided by spray pans and pumps which also wash the air before it is circulated throughout the building. Our Building Engineers follow the manufacturer's recommended maintenance procedures to insure that all the equipment is functioning at peak performance at all times.
Should you have any problem with temperature levels in your office space, please submit a service request through the Service Request page so the Building Engineers can quickly resolve your problem.
Unusually large amounts of heat-generating office equipment (personal computers, servers, copy machines, etc.) may also affect the efficiency of the HVAC system and may require a supplemental system to achieve a comfortable temperature.
Electric heaters or fans are not permitted. Aside from being in violation of jurisdictional regulations and a fire hazard, they compromise the integrity of the heating, ventilation and air-conditioning (HVAC) system.
After Hours HVAC
- If you require HVAC services after normal business hours, weekends or holidays, please submit your Service Request through the Service Request page so the equipment can be turned on at the appropriate time. You will be charged for this service based on the terms of your lease. Please submit your request for after services as soon as you know you need them.
- If you have questions or need information regarding current after-hours HVAC rates, please contact the Property Management Office.
Supplemental HVAC Equipment
If you have installed supplemental HVAC equipment in your office suite, it must be sub-metered so you can be charged for the additional electricity. Please contact the Property Management Office if you have any questions.
- To keep this equipment working smoothly, we recommend that it be maintained per the manufacturer's recommendations. Our Engineering Services Department is available to provide factory authorized service on your equipment.
